The picturesque hill state of Himachal Pradesh (HP) is on the threshold of a major realty boom. This development is courtesy the state government’s initiative last year to open up the region’s housing sector to outside investors for the first time. Prior to this initiative, non – residents of Himachal Pradesh were barred from purchasing land n the state.
Also it should be noted that Himachal is very profitable in terms of Tax incentives by the Govt.
Why Baddi ?
The newfound love nest of Indian industry. A small, industrial town of about 20,000 persons - 45 kms from Chandigarh - has attracted over 75 per cent of the Rs 35,000 Crore invested in Himachal Pradesh in the last two years.
The town is booming with industrial activity. While the area is already home to some of the country's biggest industrial houses, around 2500 companies have come in, about 300 more units are expected to invest here during the next year or so.
Industries started flocking to Baddi-Barotiwala after the Union government announced a package of incentives to industrial units in Himachal Pradesh.This was in January 2003. Along with major pharmaceutical giants (Torrent alone has invested Rs 100 crore),futher companies like Cipla, Ranbaxy, Alkem, Torque, Cadila, Nicholus etc which have set up shop in Baddi-Barotiwala-Nalagarh, textile units too are making a beeline for this industrial town.
While some existing units are in expansion mode, others like Nestle group and Lupen Pharma are in the process of identifying land, to set up their units. TVS and Hero Honda are likely to start operations shortly. Baddi will be the next Manchester of the country. Out of over 5 lakh spindles in Himachal Pradesh, 4.26 lakh have been installed in this belt only.
Proposed construction of the Chandigarh-Baddi road via Siswan will give another boost to the industry. The road will reduce the distance between the two cities by almost 22 kilometres. The road is likely to be ready in nine to 12 months.
The Baddi- Barotiwala- Nalagarh (BBN) industrial belt will soon go green. An ambitious project prepared by Forest Department, in collaboration with Baddi -Barotiwala- Nalagarh Development Authority (BBNDA), is all set to be launched in this industrialists’ paradise.
Largest Pharma Manufacturing Hub of Asia
BADDI (Himachal Pradesh) has got the distinction of becoming Largest pharma Manufacturing Hub of Asia. All the major Pharma Companies of the country have set up their latest state od Art Manufacturing facilities in Baddi and most of them are USFCA complaint.
Apart from Pharma units, most of the FMCG have aslo set up their units. Then tere are large number of textile units. The area has also got from Automobile units like TVS Motors Ltd.,Indo Farm Tractors Ltd. There are about 300 Large & Medium Scale Units (list enclosed) and about 1500 Small Scale units i.e. 1800 units are already in production. There are about another 200 Large & Medium Scale units and about 1000 SSI units which are at various satge of implementation. These unit are expected to commence production by April, 2008. Terefore by April, 2008 about 3000 units will be in production. The Govt. of India has recently extended the date from 31st March , 2007 to 31st March, 2010 for setting up the units.
These units will be eligible for :
100% excise exemption, 100% Income tax exemption U/s 80 IC, Cash Capital Subsidy of uptoRs. 30.oo lacs, 90% Central Transport Subsidy, accessional CST 1%. Beside this the Power rate is very cheap i.e. Rs. 1.90 per unit plus excise duty. Due to availably of these incentives it is expected that atleast another 2000-2500 companies will set up their unit in and around Baddi.It is estimated that salary of about 250 crores per month is being disbursed at present which is likely to go upto 600 crores per month by end of year 2010.

The Govt. of H.P., Department of Industries has alloted Plot measuring 10000 Sq.Mtrs. to ESI for setting up a 100 Beded ESI Hospital. The construction is expected to be commenced soon. More and more Doctors/ Medical professional are in the process of setting up their Clinics/ Hospitals in Baddi/Nalagarh.
At present there are about 65000 effluent Families living in Baddi/Nalagarh and the member is likely to go upto 125000 by year 2012.
Therefore the expected middle class population in and around Baddi town shall be about 540000 persons.
This is apart from the unskilled labour which is estimated at 400000 by 2012.
Therefore by conservative estimates, Baddi / Nalagarh and adjoining area will have population of about 10 lacs by 2012.
But sadly the distribution of the retail space has been very partial for this town. Chandigarh/ Zirakpur/ Kharar/ Mohali/ Panchkula will see about 40 Malls in next two years but Baddi Town is yet to be exposed to this phenomena.
The market size in Baddi/ Nalagarh town is expected to be 50% to retail space in Chandigarh/ Zirakpur/ Mohali/ Panchkula. Baddi being neglected town is expected to have population of around 10,00,000 which will 50% of Panchkula/ Chandigarh/ Zirakpur/ Mohali Population. While ther will be no dearth of retail space in the Zirakpur/ Panchkula/ Chandigarh/ Mohali brands and retailers should be aware that they are dangerously healing towards a saturation point as malls are speedily coming up in Panchkula/Zirakpur/ Mohali/ Chandigarh/ Kharar as well.
